Restrictions on travel due to the war led to a significant increase in tourists who chose to vacation within the country. Instead of foreign resorts, Ukrainians are turning their attention to suburban complexes, which are now becoming an attractive alternative for recreation. Who owns them and is there a Russian trace in them? YouControl R&D center analysts have researched the list of the most famous suburban recreation complexes specifically for NV Business.

The five-star hotel in Odesa on the Black Sea coast has 180 rooms, 9 heated swimming pools, a jacuzzi, a sports complex, a kids’ club, restaurants, etc.

The owner of the Odesa hotel is Nerum LLC. Raisa Kislovska, the mother of Odesa City Council member Andriy Kislovsky, owns 36% of the company’s authorized capital. It should be noted that Nerum LLC is a member of the company Dolphinarium Nemo LLC, which is registered in the temporarily occupied Crimea and entered in the register of companies of the Russian Federation.

Raisa and Andriy Kislovsky did not respond to NV Business’s request to find out whether they have access to assets in Crimea.

This year, Hlibivka Country Hotel and Gintama Breeze merged into a single complex located on the shores of the Kyiv Sea, 35 km from Kyiv. The total territory of the complex covers 4.7 hectares, where there are houses and rooms of various categories, a restaurant, a spa complex, swimming pools, etc.

The beneficiary of the countryside complexes Dacha Hotel Hlibivka and Gintama Breeze is entrepreneur Viacheslav Yutkin. According to the USR, he is associated with more than 20 companies in Ukraine.

According to media reports, in March 2009, the Russian state-owned bank Vnesheconombank acquired a controlling stake in Prominvestbank, with Yutkin as its first deputy chairman. Prior to that, he served as Chairman of the Board of Sberbank of Russia in Ukraine, and before that, President of NRB-Ukraine Bank and Head of the Representative Office of the National Reserve Bank (Russia) in Ukraine. Before joining the business, Yutkin, according to his own words, served in the SBU, and earlier in KGB. The businessman is a co-owner of Morsky LLC, a company in the temporarily occupied Crimea. The company is a part of the Lebedev Family Group, one of the key members of which is former State Duma deputy of the aggressor country Alexander Lebedev.

In a comment to NV Business, Vyacheslav Yutkin recalls that in 2005 he was responsible for the construction of the 45-room Morskoy Hotel in Alushta. When establishing the legal entity and forming the authorized capital, it was decided that “I, as the construction manager, should be one of the LLC’s members.” “I received a 1% share in the distribution. Of course, I had no influence on the hotel’s operation. In 2021, I received a letter from the management of the hotel, which was being prepared for sale, warning me that because I did not participate in the meeting, I had the right to be excluded from the founders,” says Yutkin. “I agreed to this proposal and left Morskoi LLC in January 2022. So, I have nothing to do with it.”

The businessman noted that all relations with Lebedev’s group were finally terminated in 2013 after the purchase of the Hlibivka country hotel from the Russians. Now these relations are like a war, because “since 2021, attempts to raider seize the hotel complex with the use of Ukrainian police officers, judges, and the media have begun and have not stopped.”

“In March (of this year – Ed.), a well-known lawyer who is already widely known in wide circles offered me a meeting on a ‘very important issue’. At the meeting, he told me that in order not to lose the Hlibivka hotel complex, I had to pay him $1 million to get the necessary court decision. According to the lawyer, Lebedev is waiting for my final decision, because otherwise the Russians will get all the necessary decisions in Ukrainian courts, which will lead to the loss of the asset“, – says Yutkin. He adds that he filed an official complaint of intimidation and blackmail with the NABU and provided the detective with the relevant testimony under the protocol. Yutkin says there are problems with his other assets as well. “They illegally obtained information about my crossing the state border for a bribe and at that time forged a power of attorney that I allegedly gave while abroad, and thus took possession of two land plots in Kyiv,” Yutkin says.

Currently, the Ukrainian businessman retains control over the Hlibivka complex.

The complex, located in Nyzhnye Solotvyno, 20 kilometers from Uzhhorod, covers an area of 14.5 hectares. It has several hotels, a SPA center, swimming pools, restaurants, gazebos, a mineral water pump room, tennis courts, etc.

The Derenivska font belongs to Myroslav Baldis. According to the public offer posted on the complex’s website, the services are provided by Salamandra-Zakarpattia LLC. Myroslav Baldis is also a beneficiary of Kremenchuk Carbon Black Plant LLC.

According to the ImportGenius portal, this company was a buyer of coal from the Russian company Compound until 2014 . Baldis did not respond to NV Business’s request for information about these purchases.

Queen Country Club is a country complex located in Kozyno near Kyiv. There is a swimming pool with a jacuzzi, a restaurant, Queen Kids Club and a bath house. In mid-July, a fire broke out on the territory of the elite club, and it is now out of business.

ZDOROVY DUKH LLC is the owner of the Queen Country Club brand and the real estate at the address of the country club of the same name. The beneficiary of this company since June 2022 is Kateryna Kambova. It should be noted that until April 2021, the complex belonged to Russian entrepreneur Alexander Orlov, who owns the Bulldozer Group. The latter unites a large number of restaurants around the world. In July 2022, Orlov’s assets in Ukraine were seized, but his group announced its withdrawal from the Ukrainian market in March 2022.

This information can be verified. According to the British company register, until December 2021, the beneficiary of CAFFE & RESTAURANT MANAGEMENT LTD, which is a member of 20 Ukrainian restaurant companies, was Oleksandr Orlov. Later, the business was re-registered to Kateryna Kambova, who is listed as a beneficiary in several institutions that were previously part of the Bulldozer Group. According to the Unified State Register, some companies in which CAFFE & RESTAURANT MANAGEMENT LTD is a participant do not have Kateryna Kambova as their owner, but a Panamanian citizen, VEAND ORTIZ CARLOS ALBERTO.

According to the British company register, Kateryna Kambova was born in 1983. Her namesake, the winner of the Miss Donbass 2001 beauty contest, Kateryna Kambova, is the same age.

The country club is located in the Vyshhorod district, between the Kyiv Sea and the Dnipro bypass canal, on the territory of 25 hectares. There are rest homes, a SPA center, restaurants, a beach, baths, tennis courts, etc.

The owner of the Sobi Club complex is PRESTIGE LLC, owned by Anatoliy Shaloput and Sergey Nadeev. They are co-owners of more than three dozen companies. According to media reports, the members of Prestige LLC appeared in several publications as contractors for the construction of the Darnytsia railway bridge and recipients of land in Kyiv region from the forest fund in 2022.

Kidev Country Club is located near Boryspil Airport, in the village of Chubynske. It has a park hotel and cottages, a restaurant, and a large sports area with football, paintball, a bicycle path, and tennis courts.

The owner of the Kidev complex is Grand-Chubynske LLC, and the beneficiary is former MP and president of Ukravto Automobile Corporation Tariel Vasadze.

The sanatorium and resort complex is located 70 kilometers from Lviv in the resort town of Truskavets on a 12-hectare territory. The Rixos Hotel has 370 rooms ranging from 23 square meters. m up to 150 sq. m, a medical building is in operation. There is also a spa center with a mini-water park, saunas, a massage salon, a solarium, a gym, tennis courts, restaurants and bars, etc.

The 5-star hotel Rixos Prykarpattia is equally owned by INVESTMENTS AND DEVELOPMENT LLC and SPECIAL PROJECT-PERSPECTIVE LLC. The first company is a key organization of the group of companies of the same name Investment and developmentthat is controlled by former MP Ihor Humeniuk and his partners Vasyl Mikulin and Iryna Fridman. SPETSPROEKT-PERSPEKTYVA LLC is related to the group of companies Continuum, which includes, in particular, the network WOG FILLING STATIONSand its key figures are MP Stepan Ivakhiv and his wife and Serhiy Lagur.

The five-star country complex is located 26 kilometers from Lviv. On the territory there is a hotel, a private beach, a golf club, restaurants, a SPA area, etc.

According to the public offer agreement published on the website of the Edem Resort Medical & Spa complex, the services are provided by two companies: EDEM RESORT & SPA LLC and EDEM MEDICAL CENTER LLC. The owner of Eden Resort & Spa LLC is Andriy Mykyta, and the signatory is Iryna Chikita. She is also the head of the MEDICAL CENTER EDEM MEDICAL LLC, owned by Ihor Kryvetskyi, a former MP from the Svoboda party. Kryvetskyi is a business partner of the family of former MP Oleksandr Tabalov in several companies.

The hotel complex is located 160 kilometers north of Kyiv in Chernihiv region. It is located in a pine forest with lakes and walking trails. The hotel has cottages, a SPA-salon with swimming pools, a sauna, etc.

ShiskiNN operates through several companies united under the name ShiskiNN, including ShiskiNN SPA HOTEL LLC, ShiskiNN CONGRESS HOTEL LLC, ShiskiNN RESTAURANT LLC and others. The main owners of these companies are Iryna Shkapo and Eduard Druzhynin. The ownership structure of some companies includes PJSC ZNV KIF SUPRIM, the beneficiary of which is former Kharkiv City Council deputy Taras Sitenko . It should be noted that Iryna Shkapo is the head of Comfort-Stroy LLC, in which Sitenko is a member.

Selfish club is 55 kilometers from Kyiv via Boryspil, and it is considered one of the most expensive country clubs in the capital. Prices here are denominated in euros. Some of the houses in the complex are located on the water with their own pier, from where you can swim out into the Dnipro. There are also fishing, saunas, gazebos, an aqua zone, helicopter rides, etc.

The owner of the Selfish club trademark and the real estate at the address of the complex is Igor Dyakonov, who is registered as an individual entrepreneur. He is also the owner of Chayka-Kylyv PE and JSC IDI Invest.
